At MyPlaceBina, we strive to provide fair and transparent rental terms for all tenants.
This Rental Cancellation & Refund Policy explains the conditions under which cancellations, refunds, or credits may apply when renting our apartments at
myplacebina.com.
1) Application Fees
Application fees submitted for rental consideration are non-refundable. These fees cover the cost of background checks, credit reports, and administrative processing.
2) Security Deposits
- Security deposits are refundable at the end of the lease term, subject to property inspection.
- Deductions may apply for unpaid rent, damages beyond normal wear and tear, or outstanding utility bills.
- Refunds will be processed within 30 days of lease termination in accordance with Missouri state laws.
3) Rent Payments
- All rent payments are non-refundable once submitted.
- If you vacate before the lease term ends, future rent obligations remain enforceable unless otherwise agreed in writing.
4) Lease Cancellations
- Early lease termination may incur penalties as stated in your lease agreement.
- Tenants may be responsible for rent through the remainder of the lease or until a replacement tenant is secured.
- Written notice must be provided in compliance with lease terms.
5) Refund Processing
Where eligible, refunds (e.g., security deposit returns) will be issued via the original payment method or by check, unless otherwise arranged with the tenant.
6) Exceptions
Refunds may be granted without penalty in special cases, such as proven hardship, military deployment (as protected by federal law), or landlord breach of contract.
