At MyPlaceBina, we are committed to offering clear, transparent, and fair rental practices for all our residents.
This Rental & Leasing Policy outlines the terms under which apartments may be rented or leased from
myplacebina.com and our Independence, Missouri property.

1) Application Process

  • All prospective tenants must complete a rental application and consent to background and credit checks.
  • An application fee is required and is non-refundable.
  • Approval is based on creditworthiness, rental history, employment, and income verification.

2) Lease Agreements

  • All rentals require a signed lease agreement before move-in.
  • Lease terms (monthly, yearly, or other) will be clearly stated in writing.
  • Both landlord and tenant are expected to uphold the terms of the lease as a legally binding contract.

3) Security Deposits

  • A security deposit is required before occupancy.
  • Deposits are refundable at lease end, subject to property inspection and deductions for damages or unpaid balances.
  • Refunds will be processed within 30 days of lease termination, in accordance with Missouri state law.

4) Rent Payments

  • Rent is due on the date specified in the lease agreement.
  • Late payments may incur penalties or fees as outlined in your lease.
  • Non-payment of rent may result in lease termination and eviction in compliance with state law.

5) Tenant Responsibilities

  • Tenants are responsible for maintaining the property in good condition.
  • Repairs caused by negligence or misuse will be charged to the tenant.
  • Tenants must comply with all community rules, noise policies, and safety regulations.

6) Landlord Responsibilities

  • MyPlaceBina will ensure the property is safe, habitable, and compliant with housing regulations.
  • Repairs to major systems (plumbing, heating, electrical) will be handled promptly when reported.
  • Fair housing laws are strictly observed, ensuring no discrimination based on race, color, religion, sex, national origin, disability, or family status.

7) Early Termination & Renewal

  • Early termination is subject to fees or penalties unless otherwise agreed in writing.
  • Lease renewal options will be provided before the end of the current term.
  • Rent adjustments, if any, will be disclosed in advance of renewal.
